If I move into a new house I'll be so broke and I equate being broke with being miserable. It's already hard saving 20% knowing it'll be all gone at closing so I need to save 30%. Probably not happening in this economy.

I'm sitting out till rates and more houses hit the market. If that means I need to rent for 2 or 3 more years than that's fine. That's just more money to put towards savings and investments.
I used to be that way, like try to be the nice person, etc., now I’m very direct and not afraid to ask for some and then some more! I do speak my mind and I get looks like, “you’re supposed to be nice and stay quiet”

@@ykdavid if rates drop even 1-2% that would save a person 10s of thousands so Its better to simply save buy when you are ready financially and within means
@@chriswhitaker9720 If rates drop you can refinance and get the lower rate. The reason the rates are so high right now is because the fed knows if they lower the interest the price of the houses will absolutely go up.

Hmmm... Well, I'm a 9 to 5 who's in a "bad" situation, meaning, I bought above what I could safely afford, but I did it knowing full well that if this 9-5 job went away, I'd probably have to get two jobs to make up for the income... and I was okay with that... therefore, moved forward with the purchase. This wasn't an investment for me, this was our dream come true... call me a dreamer.

I just felt I was ripped-off by my Realtor. I already had the buyer, I am the seller, she is charging 4% or $18,000 to do paper work. And she is representing the Seller and Buyer and I'm paying the whole 4% fee. I only wish I had see your YT video earlier. THanks.

HOAs should be illegal
Don't accept a referral from a realtor. It means you are being sold. It makes commission harder for you to negotiate since more hands of greed pulling. The industry is corrupt.
For us, it is a cultural thing. We are ethnic Europeans, third and fourth generation Americans. No matter the economy or current media offerings, our children are required to be home and property owners, not renters-and family will assist as needed. We live in upper middle class suburbs with great schools and safe communities, and we have always worked hard to maintain our homes, the kids grow up understanding home maintenance-it’s not a surprise.
That house sounds irresponsible to not have any savings. I prefer a house that has a 3-6 month emergency fund.

I really wish houses weren't rentable. The reason why... I've seen to many friends and family get kicked out of a rentel they were perfectly happy paying for, only because the landlord wants to sale and cash out. Really sad. :/ keep real-estate investments away from single family homes. Apartments and business real-estate should be the only investment properties that exist Imo.
The market is so funny because I have 4 or 5 friends who bought a house during Covid when everyone was saying it was a terrible time to buy and now they are all sitting on over 150k in equity.

We bought in January. Thinking we could do a cheaper/ older home with sweat equity. We blew through our savings with new paint, flooring, bathroom refresh and endless home depot/Lowe’s visits. Think furniture, bill set up, buying storage/ shelving, lawn care and completing remaining items on the home inspection list. Also, we just found out we are pregnant….

Things are strange right now. The US dollar is becoming less valuable because of inflation, and other powerful nations waking up to trade in their own currencies. Good thing is, a lot of people still turn to the Dollar because of the safety is somehow assures. Keep in mind that during the 80’s people were encouraged to save due to the interest rates. Right now there’s very little incentive to save because those who are saving are watching those who are reckless taking it in. I’ve been trying to save for a home and it’s been discouraging to watch prices continue to not budge because there’s people willing to get into a mortgage where they’re paying 40% of their income. It’s insane.
